It has been a busy month for Real Estate in the Thrasher's Corner area. There have been 22 new listings (with 13 of those being new construction), 18 homes went 'pending' (meaning they have offers on them, but they have not closed yet) and 9 have sold and closed. That compares with 12 sold last year in July, but there were NO new listings and NO pendings in July 2008. The market is definately more active right now with a promise of future activity with all of the pendings and new listings.
The new construction in the whole Bothell area has increased dramatically with several new plats starting back up in the Thrashers Corner neighborhood.
My listing at 19602 9th Drive SE has just passed the inspection phase and is now Pending. We got an offer on it in just 30 days! With the average days on market of nearly 80 in our area, that is pretty good.

13th and 14th Dr. SE Construction Update
I do not know why i keep puting these reports from Alderwood Water District in as they keep saying the same thing and never finishing the project. I just drove through the area and there were flaggers directing traffic and workers in the man holes with the cameras. Maybe by the 28th they will have it buttoned up.

North Creek North Segment Construction Update: (208th Street SE to 196th Street SE Snohomish County)
FCCC will continue removing shoring and restoration of shafts along the south side of 208th Street SE. This work is expected to be completed by Friday 8/28.
FCCC and KLB Construction will continue with general cleanup and driveway restoration along 13th and 14th Drives SE
KLB will continue working on the manhole interiors and televised inspection of the pipe on 13th and 14th Drives SE. Manhole channeling (placing concrete channel inside the manhole) started on Wednesday 8/19 and is expected to be completed by Friday 8/28.
FCCC and KLB construction crews will continue to work a standard 10 hour shift Monday thru Thursday. Friday’s will be reserved for low impact work and only as necessary.
North Creek South Segment Construction Update: (228th Street SE to 208th Street SE City of Bothell)
FCCC and KLB will continue with general site cleanup including final removal of construction material from the Arden Property and removal of catch basin filter bags on 20th Avenue SE and on 223rd Street SE.

Keller Williams Realty Tops in Customer Service
J.D. Power and Associates Reports: Importance of Extra Services Increases as Home Buyers and Sellers Seek Value From Real Estate Companies.
Among Home Buyers, Keller Williams Ranks Highest in Customer Satisfaction for a Second Consecutive Year, While Coldwell Banker Ranks Highest among Home Sellers. The study, now in its second year, measures customer satisfaction of home buyers and sellers with the largest national real estate companies. Overall satisfaction is determined by examining three factors for the home-buying experience: agent (47%); office (28%); and package of additional services (25%). Four factors are examined for the home-selling experience: agent (34%); marketing (34%); office (17%); and package of additional services (15%).
For both buyers and sellers, the agent is still the most important driver of overall satisfaction. However, the importance of agents has declined substantially from 2008, while the importance of additional services has increased considerably - by 12 percentage points among buyers and 8 percentage points among sellers.
"In a tight market, every aspect of service offered will be scrutinized very closely," said Jim Howland, senior director of the real estate and construction practice at J.D. Power and Associates. "For this reason, it is critical for real estate companies to promote the value that they bring to buyers and sellers, not only in any additional services they offer, but
also in their agents and operations."
In the home-buyer segment, Keller Williams ranks highest for a second consecutive year, with a score of 806 on a 1,000-point scale. Keller Williams also performs particularly well in the agent factor. Following in the rankings are Coldwell Banker (801) and RE/MAX (798). Coldwell Banker performs particularly well in the office factor.
Among home sellers, Coldwell Banker ranks highest with a score of 815 and performs particularly well in all four factors. Keller Williams follows Coldwell Banker in the segment ranking with a score of 801.

Thrasher's Corner, Bothell and Snohomish County Real Estate Sales for July
Well we just ended the month of July and sales of homes in the Thrasher's Corner area of Bothell were exactly the same as in July 2008. There were 11 homes sold in both years. However, prices were down an average of 12% from $466,000 in 2008 to $414,000 in 2009. If you look back to July 2007 prices are now down 22% from their peak of $534,000 and the number of sales were 16.
Snohomish county home sales figures just came out for May from The Talon Group Title Company (who knows why they are so far behind) and for the whole county sales are down 46% and prices are down 12%. In all of Bothell the number of sales are down 44% with pricing down 19% between July 2008 and 2009 so Thrasher's Corner is doing pretty well for its self.

Sewer construction update
I drove through there today and they have pretty much gotten all the big equipment out of the area and have filled the big holes on 13th. They should have it pretty much finished by early next week.

13th Ave SE Sewer Construction Update

North Creek North Segment Construction Update: (208th Street SE to 196th Street SE Snohomish County)
Frank Coluccio Construction (FCCC) will continue backfilling and restoring the micro-tunneling shafts located along 13th Drive SE.
FCCC construction crews will continue to work a standard 10 hour shift Monday thru Thursday. Friday’s will be reserved for low impact work and will only as necessary.
KLB construction crews are scheduled to work a standard 10 hour shift Monday thru Thursday. Friday and Saturday work is not currently scheduled (or expected) for this crew.
Last week a section of the existing sewer had to be removed and bypassed to get the shoring in, install the new pipe and remove the shoring. In the process of removing the shoring and restoring the existing pipe the side walls began caving. The contractor was slowed significantly due to the soils and safety issues. This unforeseen circumstance required extended hours for the contractor to safely control the excavation and secure the site.
Similar issues have occurred in the past along this portion of the project due to soil conditions, safety issues and other difficulties with the deep excavations and complexities associated with a very complex project.
These occurrences are very unfortunate and the District has appreciated your patience and understanding.
The District apologizes for the inconveniences and disruption to your daily routines.
KLB will be completing the installation of the last portion of open trench along 13th Drive SE. Open trench pipe installation is scheduled to be completed this week. Thank you again for your patience! The pipe installation will be followed by trench pavement repair and cleanup.

Centennial Park
The new Centennial Park in Bothell is a great new addition to the Thrashers Corner area. It is still a work in progress as the 1906 school house (shown in the background in this photo) is still being put in place on its new foundation. Construction is expected to be completed by the end of July 2009 and the building will be lowered onto the new foundation which is being built right now. A cement wheelchair ramp leading up to the front door should also be completed by the end of the month. The building has never had a foundation before as it was just sitting on the dirt when it was picked up and moved to its new home. Several of the support beams had to be replaced as over 100 years of contact with the dirt caused quite a bit of rot.Once the building is set in place the remainder of the refurbishing job has to be put on hold as money for the project has dried up. This building was the first school in Bothell and it will make a great addition to Centennial Park once it is completely restored. Expect updates on this project as they become available.

Introduction
Welcome to the first post of the Thrasher's Corner News Blog! I will strive to keep it interesting and informative so that you will be able to get some useful information out of it along the way. The main point of this forum is to inform people about our wonderful area and point out some real estate news and bulletins to help people who want to move here while I am at it.
This will be a learning experience for me as this is my first attempt at a blog. Back in the dark ages we actually published a newsletter for the Medical Dental Building in downtown Seattle and did the paste-ups of the stories by hand with real glue. The typesetting had to be done with special equipment and we would type up the stories (with a real typewriter) to give to the typesetter to do. It was quite archaic and I think we made about $0.18 an hour for our trouble. Hopefully, this will be a much easier process and will end up being a little more profitable.
