Home Affordability Up Across the Country
At last there is some good news in the housing market in some parts of the country. Housing affordability conditions improved in most metropolitan areas from softer existing-home prices and record-low mortgage interest rates in the fourth quarter, with rising sales and lower inventory creating more balanced conditions, according to the latest quarterly report by the National Association of Realtors®. However the Seattle metro area was one of the 118 areas with continuing price drops. Our market is still finding its bottom with houses that are priced below market selling quickly with multiple offers. Homes that are over priced in our area are just sitting with no activity.
Introduced with this release is a new annual metro-level housing affordability index, with historically favorable conditions dominating across the country.
The median existing single-family home price rose in 29 out of 149 metropolitan statistical areas1 (MSAs) in the fourth quarter from a year earlier; two were unchanged and 118 areas had price declines.

Motgage Rates
According to the Washington Realtors Association 30-year fixed-rate mortgage averaged 3.88 percent with an average 0.8 point in fees for the week ending January 19, 2012, down from last week when it averaged 3.89 percent. Last year at this time, the 30-year FRM averaged 4.74 percent.
15-year fixed rate mortgages this week averaged 3.17 percent with an average 0.8 point, up from last week when it averaged 3.16 percent. A year ago at this time, the 15-year FRM averaged 4.05 percent.
5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 2.82 percent this week, with an average 0.7 point, matching last week when it averaged 2.82 percent. A year ago, the 5-year ARM averaged 3.69 percent.
1-year Treasury-indexed ARM averaged 2.74 percent this week with an average 0.6 point, down from last week when it averaged 2.76 percent. At this time last year, the 1-year ARM averaged 3.25 percent.
What a great time to buy!! Rates are the best they have ever been and prices have dropped back to what they were in 2004.

West side of Thrashers Corner, Bothell - Homes Sold in 2011
Well, 2011 has ended and the number of sales of homes on the west side of Thrasher's Corner in Bothell has been about the same as 2010. There were 99 homes sold in 2011 ranging in price from $110,000 to $459,000. The average sale price for the average 2,102 sq ft home was $297,681 or $141 per sq ft. This compares to 2010's home sales of 102 with an average sales price of $323,002 or $157 per sq ft. There have been many articles about the drop in home prices around the country, but this brings it home to our neighborhood - a 7.8% drop in home prices for us on the West side of Thrasher's Corner in Bothell.

Optimism Growing for Improved Housing Market
The Association of Realtors has published an article about the growing optimism in the housing market with some experts looking for a 12% growth in sales. This compares to last years 2% growth. Prices however have still not recovered with continuing drops in most areas of the country. You can read the whole article here.

30 Year interest Rates at New Low
Mortgage Rates
30-year Fixed-rate Mortgage Matches All-time Record Low
30-year fixed-rate mortgage (FRM) averaged 3.91 percent with an average 0.8 point for the week ending January 5, 2012, down from last week when it averaged 3.95 percent. Last year at this time, the 30-year FRM averaged 4.77 percent.
15-year FRM this week averaged 3.23 percent with an average 0.8 point, down from last week when it averaged 3.24 percent. A year ago at this time, the 15-year FRM averaged 4.13 percent.
5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 2.86 percent this week, with an average 0.7 point, down from last week when it averaged 2.88 percent. A year ago, the 5-year ARM averaged 3.75 percent.
1-year Treasury-indexed ARM averaged 2.80 percent this week with an average 0.6 point, up from last week when it averaged 2.78 percent. At this time last year, the 1-year ARM averaged 3.24 percent.

March Sales for Thrashers Corner, Bothell
Well, it was a pretty good month for home sales around Thrasher's Corner in Bothell. There were 10 sales which is the same as March of 2009 and the average sales price was $413,700 which is only down 2% from 2009!! that is the smallest drop for a year or more. What made the difference were 3 sales over $500,000 and one that was over $400k. In 2009 there were 4 over $400k and one additional over $800. This is a real turn around for the upper end homes. there have not been many sales over $400k for quite a while and to get 3 over $500 was amazing. Maybe we have turned a corner in Thrashers Corner Bothell Real Estate Prices.d

Home Sales Statistics for Thrashers Corner
It has been a long time coming, but I finally had some time to dig through all the sales numbers for home sales in the Thrashser's Corner area of Bothell, WA. A lot has been happening during the past 6 months since I last posted information on this blog. When the tax credit deadline came up in the fall, sales spiked, but now they have ground to a crawl even though the tax credit was enhanced and extended to the end of April 2010.
So here we go with all of the last 6 months stats in one post.
September of 2009 was a good sales month with 16 sales, but the average price was only $323k. That compares to 8 sales at $380k in 2008.
October of 2009 was also pretty good. There were 13 sales with an average price of $384k. That compared to 2008 with 4 sales with an average of $589k. When there are so few sales just a couple of expensive ones skew the averages.
November of 2009 kept up the pace with 12 sales at an average of $310k compared to 2008 with 5 sales at $417k. You will notice that even though the number of sales are continuing to be way up over 2008, the prices are way down. This is generally because of all of the 'short sales' and bank owned properties on the market at discount prices.
December ended 2009 with 10 sales at $351k compared to 4 sales at $425k in 2008.
All of 2009 ended up with 124 sales averaging $378k. It took an average of 161 days to sell a home in 2009.
All of 2008 had 113 sales, but at an average price of $452k with 190 days on the market. When you go back to 2007 though you really see how far down we have fallen. There were 168 sales at $482k in 2007.
January and February 2010 sales have fallen off a cliff. January only had 2 and February had 6 with an average of $353k and $367k compared to $429k and $578k in 2009.
So we have dropped about 1% per month for the last 2 years. Have we hit bottom? Possibly. There have been a few price increases in last few months but with the recent slowdown in sales there will not be much demand to push prices up. Until the jobs numbers get better and people's confidence in the economy grows it will be a slow climb out of the pit.

August Real Estate Stats for Thrashers Corner
It has been a busy month for Real Estate in the Thrasher's Corner area. There have been 22 new listings (with 13 of those being new construction), 18 homes went 'pending' (meaning they have offers on them, but they have not closed yet) and 9 have sold and closed. That compares with 12 sold last year in July, but there were NO new listings and NO pendings in July 2008. The market is definately more active right now with a promise of future activity with all of the pendings and new listings.
The new construction in the whole Bothell area has increased dramatically with several new plats starting back up in the Thrashers Corner neighborhood.
My listing at 19602 9th Drive SE has just passed the inspection phase and is now Pending. We got an offer on it in just 30 days! With the average days on market of nearly 80 in our area, that is pretty good.

13th and 14th Dr. SE Construction Update
I do not know why i keep puting these reports from Alderwood Water District in as they keep saying the same thing and never finishing the project. I just drove through the area and there were flaggers directing traffic and workers in the man holes with the cameras. Maybe by the 28th they will have it buttoned up.

North Creek North Segment Construction Update: (208th Street SE to 196th Street SE Snohomish County)
FCCC will continue removing shoring and restoration of shafts along the south side of 208th Street SE. This work is expected to be completed by Friday 8/28.
FCCC and KLB Construction will continue with general cleanup and driveway restoration along 13th and 14th Drives SE
KLB will continue working on the manhole interiors and televised inspection of the pipe on 13th and 14th Drives SE. Manhole channeling (placing concrete channel inside the manhole) started on Wednesday 8/19 and is expected to be completed by Friday 8/28.
FCCC and KLB construction crews will continue to work a standard 10 hour shift Monday thru Thursday. Friday’s will be reserved for low impact work and only as necessary.
North Creek South Segment Construction Update: (228th Street SE to 208th Street SE City of Bothell)
FCCC and KLB will continue with general site cleanup including final removal of construction material from the Arden Property and removal of catch basin filter bags on 20th Avenue SE and on 223rd Street SE.

Keller Williams Realty Tops in Customer Service
J.D. Power and Associates Reports: Importance of Extra Services Increases as Home Buyers and Sellers Seek Value From Real Estate Companies.
Among Home Buyers, Keller Williams Ranks Highest in Customer Satisfaction for a Second Consecutive Year, While Coldwell Banker Ranks Highest among Home Sellers. The study, now in its second year, measures customer satisfaction of home buyers and sellers with the largest national real estate companies. Overall satisfaction is determined by examining three factors for the home-buying experience: agent (47%); office (28%); and package of additional services (25%). Four factors are examined for the home-selling experience: agent (34%); marketing (34%); office (17%); and package of additional services (15%).
For both buyers and sellers, the agent is still the most important driver of overall satisfaction. However, the importance of agents has declined substantially from 2008, while the importance of additional services has increased considerably - by 12 percentage points among buyers and 8 percentage points among sellers.
"In a tight market, every aspect of service offered will be scrutinized very closely," said Jim Howland, senior director of the real estate and construction practice at J.D. Power and Associates. "For this reason, it is critical for real estate companies to promote the value that they bring to buyers and sellers, not only in any additional services they offer, but
also in their agents and operations."
In the home-buyer segment, Keller Williams ranks highest for a second consecutive year, with a score of 806 on a 1,000-point scale. Keller Williams also performs particularly well in the agent factor. Following in the rankings are Coldwell Banker (801) and RE/MAX (798). Coldwell Banker performs particularly well in the office factor.
Among home sellers, Coldwell Banker ranks highest with a score of 815 and performs particularly well in all four factors. Keller Williams follows Coldwell Banker in the segment ranking with a score of 801.
The study finds that the proportion of first-time home buyers has increased considerably -- to 56 percent in 2009 from 44 percent in 2008. Many of these first-time buyers may be attracted by improved home affordability and the perception of a strong buyer's market.

Thrasher's Corner, Bothell and Snohomish County Real Estate Sales for July
Well we just ended the month of July and sales of homes in the Thrasher's Corner area of Bothell were exactly the same as in July 2008. There were 11 homes sold in both years. However, prices were down an average of 12% from $466,000 in 2008 to $414,000 in 2009. If you look back to July 2007 prices are now down 22% from their peak of $534,000 and the number of sales were 16.
Snohomish county home sales figures just came out for May from The Talon Group Title Company (who knows why they are so far behind) and for the whole county sales are down 46% and prices are down 12%. In all of Bothell the number of sales are down 44% with pricing down 19% between July 2008 and 2009 so Thrasher's Corner is doing pretty well for its self.
There have been dozens of articles written about whether the real estate market has hit bottom with all sorts of differing opinions, but I think that until we clear more of the foreclosures out of the system there may be a little more room to drop. However, the market has stabilized somewhat for the time being as demand has returned with the New Home Buyer Incentives of up to $8,000, interest rates hovering around 5.25% and affordability improving with the lower prices. I think it is a great time to buy even if prices do drift a little lower before starting to climb again.

Sewer construction update
I drove through there today and they have pretty much gotten all the big equipment out of the area and have filled the big holes on 13th. They should have it pretty much finished by early next week.

Another Sewer construction update!
Here is the latest from the Alderwood Water District on the sewer construction mess on 14th and 13th just north of 208th. It sounds like they will finally be finished patching it up on the 24th of July THIS YEAR! woopie!!

Frank Coluccio Construction (FCCC) will be completing installation of the last open trench manhole. Removal of the shoring and backfilling of the shaft will be part of the manhole installation. This work is scheduled to be completed by Friday July 24th.

Frank Coluccio Construction (FCCC) will be completing installation of the last open trench manhole. Removal of the shoring and backfilling of the shaft will be part of the manhole installation. This work is scheduled to be completed by Friday July 24th.
FCCC will be removing shoring and begin restoration of shafts along the south side of 208th Street SE.
FCCC and KLB Construction will continue with general cleanup and roadway restoration along 13th Drive SE.
FCCC construction crews will continue to work a standard 10 hour shift Monday thru Thursday. Friday’s will be reserved for low impact work and will only as necessary.
KLB construction crews are scheduled to work a standard 10 hour shift Monday thru Thursday. Friday and Saturday work is not currently scheduled (or expected) for this crew.
North Creek South Segment Construction Update: (228th Street SE to 208th Street SE City of Bothell)
FCCC will continue removing shaft shoring located at the Arden Property.
KLB will continue with general site cleanup. Asphalt paving for the New Tower property will be followed by curb replacement and landscape restoration.
Asphalt paving for the Arden Property is scheduled for the week of August 10th.

13th Ave SE Sewer Construction Update
This is the latest from the Alderwood Water District about the on-going construction project in the Thrasher's Corner area.

North Creek North Segment Construction Update: (208th Street SE to 196th Street SE Snohomish County)
Frank Coluccio Construction (FCCC) will continue backfilling and restoring the micro-tunneling shafts located along 13th Drive SE.
FCCC construction crews will continue to work a standard 10 hour shift Monday thru Thursday. Friday’s will be reserved for low impact work and will only as necessary.
KLB construction crews are scheduled to work a standard 10 hour shift Monday thru Thursday. Friday and Saturday work is not currently scheduled (or expected) for this crew.
Last week a section of the existing sewer had to be removed and bypassed to get the shoring in, install the new pipe and remove the shoring. In the process of removing the shoring and restoring the existing pipe the side walls began caving. The contractor was slowed significantly due to the soils and safety issues. This unforeseen circumstance required extended hours for the contractor to safely control the excavation and secure the site.
Similar issues have occurred in the past along this portion of the project due to soil conditions, safety issues and other difficulties with the deep excavations and complexities associated with a very complex project.
These occurrences are very unfortunate and the District has appreciated your patience and understanding.
The District apologizes for the inconveniences and disruption to your daily routines.
KLB will be completing the installation of the last portion of open trench along 13th Drive SE. Open trench pipe installation is scheduled to be completed this week. Thank you again for your patience! The pipe installation will be followed by trench pavement repair and cleanup.
KLB has completed the open trench pipe work along 196th Street SE east of SR-527 (Bothell-Everett Highway). This final asphalt pavement overlay is scheduled for this week.
General cleanup by both FCCC and KLB will be ongoing.
